Over the past eight years, I have been buying, rehabbing, clearing and selling real estate in the surrounding Houston area. I have the knowledge to find, purchase, rehad, clear, and sell real estate. With your investment I will do all the work.
This is how it works! I will find, purchase, and improve a piece of real estate with your investment. Your and my name will be on the deed!
In the first two years, I will generate at least 20% return on your investment. In the first three years, I will generate a least a 35% return on your investment. If the property is sold in the fourth to fifth year, it will pay at least 50% on top of the investment. If the property has not sold during this time, I will not charge any type of fee for finding, buying, and even improving your real estate. I will convey my interest in the real estate back to you. I only get paid if the property sells before the five-year agreement has expired.
Now here is the best part! If the property is sold for more then the guaranteed amount, we will split the net profit!
For example, lets say you invest $10,000 on a piece of real estate and it sold for $20,000 thousand dollars with in the first two years. This is a 100% gross return. You will receive your initial $10,000 back/plus other expenses (property taxes, HOA fees, clean-up, and approved improvements) contributed as I will also receive my valid expenses before the net profit is divided equally as long as your guaranteed return amount is met! So if all the additional expenses were $2,000, the divided net profit would be $8,000. Each will receive $4,000 which is a 40% return.
